Duties

As a Realty Specialist within the Office of Management Services, some of your specific duties will include:

  • Plans, manages, and coordinates the acquisition and management of space in real property for assigned USGS geographic areas and tenant improvements and space alterations.
  • Evaluates requests for space, the utilization of currently occupied space and the justification for additional space including office, storage, laboratory, and ware-yard space with respect to Department of Interior, USGS, or other federal space guidelines for the development of space requirement packages for General Services Administration (GSA) leases or delegated direct leases.
  • Utilizes computers and related technology to include word processing, managing computer files, searching the internet, and creating presentations along with running basic analysis and calculations in spreadsheets.
  • .Applies and interprets laws, regulations, policies, standards and procedures in the context of federal real property.
  • Operates a government owned or leased vehicle as an incidental driver.

Are There Any Special Requirements For This Position?

  • You will be required to operate a government-owned or leased vehicle in the performance of your official duties. Applicants for this position must meet the following requirements:(1) possess a valid State license, and (2) possess a safe driving record. If selected, you will be required to provide proof of a valid State license & a copy of your driving record.
  • Because this position requires travel for official business, the selectee will be required to apply for a charge card within 30 calendar days of appointment. Individuals who have delinquent account balances from a previous Government charge card will be required to satisfy their existing obligation before a new card can be issued.
  • Taking and passing a pre-employment medical examination at Federal expense is required due to the physical demands of this job.
  • A background investigation will be required for this position. Continued employment will be subject to the applicant's successful completion of a background security investigation and favorable adjudication. Failure to successfully meet these requirements will be grounds for termination.

Qualifications

For GS-12:

Applicants must have one year of appropriate specialized experience equivalent to at least the GS-11 level in the Federal service that equipped the applicant with the knowledge, skills, and abilities to perform successfully the duties of the position.

Examples of such experience may include 1) tracking and documenting space inventories, usage and distribution of space; 2) developing agency specific space requirements; 3) obtaining funding approvals; 4) conducting market research and collecting data for analysis of rent budget and negotiation objectives; 5) negotiating lease terms and conditions; 6) leading design efforts and inspections on tenant improvement projects; 7) determining impacts to lease terms; 8) gathering and compiling current lease and construction data in support of determination to employ a succeeding or superseding lease and/or determination of fair and reasonable tenant improvement pricing or 9) identifying and resolving problems and issues in leased space; and familiarity of real property regulations and GSA Leasing and Pricing Desk Guide.

Selective Placement Factor: In addition to meeting the qualification requirements described above, applicants must also meet the following selective placement factor to be qualified:

  • For GS-12: Possess a Level 1 or higher Lease Certification Program Completion Certificate (LCP) documented in the FAI Cornerstone On Demand (CSOD) system
